About the Team 

Roku’s Real Estate and Occupancy planning team are responsible for global headcount analysis, space and move planning, real estate strategy that influences long-term office footprint commitments, and Tenant Improvement projects.  We partner across the business to provide frictionless workspace.  

 

About the Role 

The Director of Real Estate and Occupancy Planning will report to the VP of FP&A under the finance organization.  An ideal candidate should possess great attention to detail, strong organization skills, proven leader, collaborate across the business, and evolve continuously in a fast-paced business environment.  

For California Only - The estimated annual salary for this position is between $350,000 and $357,700 annually. Compensation packages are based on factors unique to each candidate, including but not limited to skill set, certifications, and specific geographical location. This role is eligible for health insurance, equity awards, life insurance, disability benefits, parental leave, wellness benefits, and paid time off. 

 

What you will be doing 

People Leadership

  • Provide leadership, mentorship and strategic direction to a high-performing team of real estate professionals, fostering a culture of excellence and innovation
  • Lead and inspire cross-functional teams to deliver complex real estate projects, ensuring alignment with corporate goals and industry best practices
  • Foster a collaborative environment that encourages open communication, knowledge sharing, and professional growth among team members and stakeholders

Real Estate Transaction

  • Partner to develop and execute the real estate strategy and planning for financial, employee and business optimization  
  • Review and analyze market trends, core business requirements, space utilization, and other factors to support portfolio effectiveness 
  • Lead due diligence analysis on real estate transactions including but not limited to leases, sublease portfolio, and terminations, and lease administration.
  • Critically evaluate the tradeoffs between cost savings, standardization and flexibility as the company continues to grow.  Challenge the status quo to ensure the Real Estate strategy is aligned with Roku’s company objectives
  • Partner with best-in-class brokers to lead a Global Real Estate strategy 

Project Management

  • Lead and partner on the execution of capital projects tied to real estate transactions and facility investments
  • Utilize Global Design Standards for consistency and project efficiency
  • Develop and manage a 3-year CAPEX budget
  • Lead the identification of design needs and project costs, and report back to business the recommended option 

Occupancy Planning and Strategy

  • In partnership with internal stakeholders, develop and implement innovative workplace strategies to optimize experience and productivity 
  • Maintain strategies and standards, while coordinating across the different regions and with capability guidelines
  • Lead company occupy changes including MAC and workspace changes

 

We’re excited if you have 

  • Bachelor's degree in related field 
  • 8+ years of real estate / Workplace services or consulting experience
  • Collaborated with cross-functional teams to develop and execute strategic plans, while managing daily operations. Excel at prioritizing and adapting to evolving needs, managing workload and ensuring accuracy even when faced with evolving needs and demands 
  • Demonstrate agility in managing evolving priorities and diverse projects, organizing tasks and driving progress while addressing challenges 
  • Experience effectively collaborating and communicating with team members at all levels, including C-suite executives, to guide consensus and informed decision-making
