What we’re looking for
We are currently looking for an exceptional individual to join our team as a Maintenance Manager at Main Street Station in Breckenridge. The Maintenance Manager position is responsible for the overall maintenance of the common areas at the Main Street Station properties. Some of the duties will include managing and mentoring a team of maintenance staff, assisting in the recruiting efforts of additional staff, and communicating with your management team in Breckenridge and the Rocky Mountain region. As a manager, you support your team and model the behaviors and actions that you expect from your team with attention to detail, professionalism, productivity, and reliability. The Maintenance Manager will ensure achievement of overall quality, guest satisfaction, and positive employee relations.
This is a salaried position. It is not a 9-5 job. You will be called upon after normal business hours, on weekends, and on holidays and flexibility is key.
Compensation
What you’ll do
Maintenance related repairs including knowledge of HVAC systems, electrical systems, construction, and light plumbing
Managing, mentoring, training, and supporting a dedicated, round the clock group of maintenance technicians/maintenance staff and assisting them when necessary with needs.
Meeting and Communicating on a regular basis with the staff you manage.
Meeting and Communicating daily with Community Association Manager and Assistance Community Association Manager.
Meet building maintenance financial standards by providing annual budget recommendations; monitoring expenditures; identifying variances; implementing corrective actions.
Conducting inventory Ordering, maintaining and replenishing maintenance tools, supplies and inventory.
Identify, schedule, and document required government regulation inspections to ensure compliance with manufacturers’, installers’, and governmental standards. This would include (but is not limited to) inspections and regulations for boilers, pools, elevators, fire suppression and alarm equipment, flues, backflow preventers, fireplaces, air handling units, doors/gates/windows, snow removal equipment, and other equipment used in the operation of Main Street Station.
Develop and implement preventive maintenance programs. Recommend new equipment purchases and replacements.
Oversee and implement safety programs to ensure a safe working environment. This includes holding safety meetings and maintaining safety data sheets.
Look for ways to improve your knowledge and that of your team through training, technical publications, in areas related to the maintenance and safety of the community.
Assisting with scheduling and distribution of work orders.
Recommending performance evaluations, resolving problems, and implementing disciplinary action with appropriate team members and assistance from the human resources department.
The skills you’ll need
Communicator: proactively communicate with your maintenance team and management peers via email, phone, and in person to ensure that they are in the loop with all aspects of the job.
General knowledge of maintenance systems - including boilers, plumbing, HVAC, electric, and carpentry is desirable.
